Road Paving, IMPORTANT!!!

As part of the developer closeout process, Centex will be doing final paving on Phases 2 & 3 of Richland Forest.  These are the Phases on the right/North South side of Backwater.

Centex will prep a notice to post on everyone’s doors that will be affected.  The paving company is Superior Paving and they will be working on milling starting 8/30 and will do paving through 9/7.  Centex requests that no cars or basketball hoops be placed in the street during this time.

The flyer will have contact info on it for residents if any issues arise.

Builder Close-out News

We are getting closer to being released from Centex.  Here is what to expect in the next upcoming weeks (some of which has begun already - we were not told exactly when the work would begin, so we apologize for not notifying you earlier):

According to Centex, the following will occur:
The bond release punch list requirements are very lengthy, but here is the readers digest version:

We are repairing broken concrete curbs, aprons and sidewalks.
We are going through all of the storm boxes and checking for settled or broken pipes.
We will be back-filling areas that are deemed to be low behind the curbs in the grass strips.
We will be securing all sign posts and placing them in the correct locations
We will be checking all water crocks to make sure they are cleaned out and level with surrounding grades.
We will be milling all the surface asphalt and re-paving the top coat of asphalt… ( Mid to late July time frame).

We will be checking all of the VDOT right of way (ROW) for items that are not allowed to be located within the ROW…Basketball hoops, shrubbery, stone walls, brick lead walks, irrigation sprinkler heads, overhanging tree limbs, any signage items like security systems on premises…. Basically, nothing should be located in the ROW that has been added by the lot owners.

We will be checking intersections for sight distances and asking to have any impedance removed… trees, fences etc….

We will check out the amenities such as tot lots
We will check the landscaping to make sure the approved plans are followed

We will then walk the site with the county and satisfy any items they might want remedied.
We will then do the same with VDOT
Once all of the items are completed and accepted by VDOT, they will file the paperwork with the state to have the streets accepted into their maintenance system.
Once the streets are accepted for VDOT maintenance, the county will file for release of the bonds.
As part of the VDOT acceptance, we will post a one year additional maintenance bond with the state
As part of the County bond release process, we will post a 2 year maintenance bond for any storm water management pond on site.

New signs going in…

New “No Parking” signs will be going in tomorrow along Ducksprings and Augusta!
