Design standards and guidelines for Richland Forest are employed to maintain the aesthetic appearance and environmental quality of the Richland Forest Community.

All homeowners are encouraged to download the Richland Forest Design Guidelines (Design Guidelines can be downloaded on the right column of this page) to familiarize themselves with the specific design standards and guidelines that have been adopted by the Board of Directors of the Richland Forest Homeowners Association.  This handbook also explains the application and review process, which must be adhered to by homeowners seeking approval for any exterior modifications, or changes to their homes or lots that are subject to approval by the Association.

Homeowners are reminded that they should not begin construction or alteration until they receive written approval from the Architectural Control Committee for improvements covered in the handbook.

Frequently Asked Questions regarding Architectural Control:

1) What is the purpose of having design covenants and Architectural Control?

The primary purpose of design covenants is to maintain environmental and architectural design standards for the entire community.  Enforcement of design standards are intended to achieve the following objectives:  1) Maintain consistency with the overall design concept of the community; 2) Promote harmonious architectural and environmental design qualities and features and 3) Promote and enhance the visual and aesthetic appearance of the community.  Most importantly, the enforcement of design standards not only enhances the physical appearance of the community, but also protects and preserves property values.

2) What type of changes to my home require the approval of the Architectural Control Committee (ACC)?

Essentially, all changes, permanent or temporary, to the exterior appearance of a home or lot are subject to review by the ACC.  Changes include adding new rooms, decks and patios, and also includes changes in colors and materials.  Approval is required when an existing item is to be removed and not replaced with an identical or comparable item.

3) What do I need to do to request approval of the ACC?

On the right side of this page, download the “Architectural Review Form”.  For timely review, please include all attachments requested on the form.

4) What if I need to replace my roof or repaint my house using the same or identical type materials and color, do I need approval?

No, building exteriors may be repainted provided that there is no color change from the original and similarly, exterior building components may be repaired or replaced so long as there is no change in the type of material and color.  However, if you wish to change the color or materials from the original, approval of the ACC is required.

Note:  Due to color fading and blending of colors, patching of exterior surfaces is not permitted.  Full replacement with like materials is required.

Any change in paint color of any exterior element from its original color must always be submitted to the ACC for approval.  All paints selected for approval must be of a neutral color that blends with the other house colors in the community.  See below for a representative “sample” of the Richland Forest exterior paint colors.

5) Where can I store my trash can and when can it be placed on the street?

All trash containers and recycling containers are to be stored out of view from the street at all times except on the evening before and days of trash/recycling collection.

6) Can I place a bird bath or fountain in my front yard?

No, sculptures, garden statutes, birdbaths, fountains and similar items are restricted to rear yard locations and should not be visible from the front yard or a street.
